House Facilities

We try to keep the house at a temperature between 21C/70F in the bar and 23C/74F upstairs so that it is warm enough for people to discard their clothes in comfort.

Nudity is acceptable everywhere in the house, but if naked please sit on a towel.

Play is allowed in all playrooms, in the bar, and the lounge.

The kitchen and the dining areas are safe zones - No sex here or in the bathrooms, or the laundry.

The house is 3600 square feet split over 3 levels.

On the bottom floor we have:

• A 600 square feet bar with seating for 20+ people.
  • The bar is self-service, if someone is behind the bar they will probably get you a drink, but no-one is employed to make or serve drinks.
  • Please do not stand in the serving area to talk to other people, other people will be waiting to get drinks.
  • This area sees a lot of flirting and touching which usually leads to people heading of for full action in the lounge area behind the bar.
  • A big screen TV showing adult films.
  • A small Dance Area.
  • Twister and other games (if required).
• Bathroom 3.
• Playroom 4: A Playroom with queen size bed.
• Lockers/Changing Room.
• The Laundry & Storeroom.

On the main floor we have:

• The Kitchen & Dining area, where the buffet will be available from 6pm. This is the safe zone, No sex in this area.
• The lounge with big screen TV showing adult films and with seating for 6-10 people. This room is a playroom for exhibitionists and larger groups.
• Playroom 3 with a queen size bed.
• Bathroom 2.

On the top floor we have:

• Playroom 1 with king size bed.
• Playroom 2 with queen size bed and a love couch.
• Bathroom 1.

Outside we have: Fire Pit Area, Smoking Area and Hot Tub.

Please smoke on the rear deck or in the smoking shack so that everyone can enjoy the fire pit area.

Sorry, The hot tub is closed for the winter, It will be available for use when the air temperature stays in the positives.

Please treat the tub with respect, it cost a lot of money to buy.

At the first party we made it available it was vandalised, at the second party we made it available people broke the rules and had sex in the tub, someone even left a used condom in the water.

The Bathrooms

Please leave the bathrooms in a clean condition after you use them. If you find a bathroom dirty please alert us so that we can clean it up.

Gentlemen, please urinate into the toilet, not on the floor around it or on the seat.

Do not put any toilet paper, tissues, wipes, condoms, or sanitary towels in the toilets, we are on a septic system, please put everything other than poop and pee into one of the bins in each room.

Please do not engage in sexual activity in the bathrooms, other people may need to use them for a call of nature.

There are plenty of towels in every bathroom, if you can only see dirty ones, look in the bathroom closet for fresh ones, put dirty towels into a hamper. There are always towels available in the locker room.

Big Please: No Scat or Pissing games in the bathrooms or anywhere on the property, neither we nor our cleaning lady want to clean up the results.

General

Attire: You may wear clothes or be naked in all areas. See the party descriptions for event specific Dress Codes. For hygiene reasons if you are naked please sit on a towel.

Smokers: There is a smoking area outside the back door, we do not allow smoking inside the house.

Tissues: There are tissues and wipes in every playroom.

Trash: There are bins in every room for used condoms, wipes, tissues etc. After several parties we have found used condoms under pillows, under the bed, thrown in a corner. The etiquette is to remove condom from penis, tie a knot in the condom, place condom in a waste bin.

Squirters: Please play on a towel if you squirt, the next players will not appreciate a wet patch and even though we use mattress protectors some leaks through and shortens the life of the mattress.

Wet Patches / Dirty Bedding: Sex is a messy pastime!

If you notice that the bed you have been playing on has a wet spot, please let Jo or David or one of their helpers know.
We have spare linens in every room for when this happens.

Condoms: If you forget your condoms, or you run out (lucky you!) There are at least a dozen condoms in every room at the start of the party, there are also baskets of condoms on the bar and on the amp in the main lounge.
Please don't take our condoms home, we need them for the next party.
